History
The following is a brief history of the Bradley Ranch neighborhood:
November 2006 |
With assistance from the Original Land Developer, the Original Land owners (John & Elaine Bradley) create the Bradley Ranch Metropolitan District.

The Original Land Developer (XXX) purchases the land from John & Elaine Bradley for $XXXX.

December 2019 |
City of Colorado Springs approves the Bradley Ranch Filing No 1 subdivision development plan - a 359-home neighborhood.

The Land Developer enters into an agreement with the City of Colorado Springs to construct the public infrastructure (e.g. streets, sewer lines, water lines, storm drains, etc) within the Bradley Ranch subdivision. Ownership of all such public infrastructure was transferred to and accept by the City of Colorado Springs.

The Declaration of Covenants, Conditions and Restrictions for Bradley Ranch (i.e. CC&Rs) is filed and all 359 lots in the neighborhood become subject to the CC&Rs.

August 2020 |
Eagle Development Co sells 359 home lots to Saint Aubyn Homes, LLC, Richmond American Homes, Aspen View Homes Melody Homes/DR Horton and four custom home lot builders for $39,265,000.

September 2020 |
The District issues bonds totaling $8,391,822 million to subsidize Eagle Development Co's costs to construct the neighborhood's streets, sidewalks, park, utility lines, perimeter fencing, open space landscaping and storm water drainage infrastructure. The bonds are held by Affirmed Financial Services, LLC - an entity wholly owned and affiliated with Eagle Development Company and The Landhuis Company.

The first single family home is constructed and sold.

May 2022 |
Three homeowners are elected to the District board. This is the first time the majority of the District's board was no longer controlled by the Land Developer.

September 2022 |
Other than the four large custom home lots (the last of which construction was completed in 2024), the last single family home is constructed and sold.
